Villa Sotiritsa is a spacious, peaceful retreat situated in central Greece. It offers superb unobscured panoramic mountain & sea views, a pool and lush gardens. It is the perfect location to find serenity while not sacrificing proximity to the seafront and its livelihood.
Located in a small picturesque village, (within only 10 min. drive to the sea) pleasantly breezy and cool, even in the warmest of days, it offers a great chance to feel like a local!
The space:
The property (totalling 1360 m2) consists of colourful gardens, a swimming pool and the house, all accessible from the parking area via elevator. With distinguishable garden styles, there is a fit for every taste.
The lower part of garden is surrounded by climbing vines and contains coniferous and mulberry trees, herbs and wild flowers. The swimming pool is flanked by evergreen lawn. Lavender, lilac and honeysuckle are met with colorful roses, resulting in a pandemonium of odors.
Last but not least, an iconic centenarian maple tree is casting its shadow on a sloped grass terrain containing fruit-bearing plants. It is the very same maple tree that has been the symbol of the village for decades. One can find oregano, thyme, figs, cherries, apricots, strawberries, chestnuts, apples, pomegranates, olives, quinces, pears and peaches; note that everything is biological, no artificial formulations are used. Guests are encouraged to enjoy the seasonal fruits that are available during their visit!
Two linked volumes comprise the house providing a distinction between living space and sleeping quarters respectively. The ground floor (100 m2) consists of the master bedroom equipped with a wardrobe, a double bed and air-conditioning; it has access to the terrace and view to the pool. The second bedroom, also equipped with a big wardrobe, comes with a bunk bed and has access to another terrace and the garden. Two bathrooms, equipped with a bathtub and a shower respectively, a spacious living room connected with a fully equipped kitchen. There is a comfortable double sofa bed in the semi-basement (60m2) as well as a study/work area. Furthermore, an espresso maker with capsules, a telescope, fireplace and an extra folding bed are at the disposal of the guests if needed.
There is an alarm system and security cameras outside of the house for safety only for the periods when the property is not used.
Guest access:
Entire plot and house are at the guests' disposal. Please tell us in advance if you are interested in using the astronomy telescope (for free).
Guest interaction:
Guests can feel comfortable as the hosts are just a call (and an hour drive) away should they require any assistance or advice.

- The Aegean Sea is reputable for its pristine, clear waters. We highly recommend alternating swimming between the pool and the sea.
- The skies above the villa are particularly clear at night. Guests are welcome to use the available telescope to spot the Moon, stars, nebulae and galaxies, provided they follow the instructions of use and take the necessary precautions (e.g. Never point the telescope at the sun).
- Brew an early coffee with our espresso maker and witness the spectacular sunrise over the sea!
- Work out at the wooden deck or grass under the sun and enhance the refreshing feeling when you dive into the pool.
- Enjoy the luxury of a hot, outside shower.
- Swallow birds nesting in the balconies leap into the pool for a quick refreshment – don’t miss them!
- Make the most out of the surroundings: Enjoy the seasonal fruits and channel your inner gardener; plant your own bush or tree and visit again to check on its progress!
