Modern two -bedroomed mid terraced villa with two public rooms . Access from one public room (with sofa bed) to the rear garden ( with outdoor enclosed room) through double patio doors and a three -piece, partially tiled en-suite shower room all situated on the ground floor . The second lounge and kitchen are also on the ground floor .
On the first floor we have a double bed in one room and a single bed in the other and a bathroom which has an overhead shower and chrome heated towel rail . The property has gas central heating and double glazing
The property is walking distance to Fort Kinnaird shopping centre with more than 70 shops and restaurants.
Portobello beach is approximately 1 mile from the house a coastal suburb of Edinburgh. Regaining its reputation as a beach resort, it is located three miles (5 km) to the east of the city centre, facing the Firth of Forth, in eastern central Scotland. Although historically it was a town in its own right, and is often seen as such by its inhabitants, it is officially a residential suburb of Edinburgh, with a promenade fronting on to the wide sand beach. The promenade has restaurants cafes and an amusement arcade.
A 7 minute train journey (Tweedbank train) to Waverley Station, Princes Street, Edinburgh. Princes Street and nearby George Street are Edinburgh's main shopping thoroughfares and offer an interesting mixture of shops, restaurants, bistros and bars.The house is within easy walking distance of train and excellent bus services. It is close to Portobello, Edinburgh’s seaside resort, with a variety
of shops and restaurants. The fashionable Shore district at Leith is a short drive away. Alternatively if you fancy a day out in the borders you may like to visit Tweedbank.

The stable block is also a Category A building. The house was originally built c.1686 by Scottish architect James Smith for his own use. In 1701 he sold the estate to John Bellenden, 2nd Lord Bellenden, who sold it in 1709 to Sir David Dalrymple, 1st Baronet. He renamed the house Newhailes in recognition of Hailes Castle on their family estate at East Linton and added the east wing as a library. On his death in 1721 the house passed to his heir Sir James Dalrymple, 2nd Baronet, the Principal Auditor of the Exchequer in Scotland.
