Positive: The view from the living room was outstanding- as one of the closest properties to the sea in Edinburgh you felt like you were sitting on a boat looking out at sea. Good sized property well equipped with features like a hot tub, 3 en-suites and separate toilet. Good sized fridge-freezer, washing facilities, boiling water tap etc. Transport links from the property were excellent if you don't want to use your car. A bus directly outside the property takes you to Portobello centre and on to Edinburgh and beyond (Zoo etc). Several alternative buses to Edinburgh are nearby (3-5 min walk). Never felt like more than 5 mins wait for a bus. The area is safe, close enough to the busier beach and shopping area to walk but far enough away to enjoy peace and quiet and a little rock pooling. Property was easy to contact and responsive to our questions.

Negative: While the important parts like the beds and kitchen were very clean other areas needed a little work. Cobwebs in bathroom corners, dust accumulations in less used areas and a lot of black mould around the shower seals etc. Carpet probably in need of a replacement soon and just the feeling that a week's worth of deep cleaning and DIY was needed. Certainly didn't spoil the stay but for the price should be perfect. It is also the first property of its type I've stayed in that didn't provide a welcome basket- again no big deal but a nice touch that we've always experienced even in properties a quarter of the price. Subtle things like no spare bin liners, kitchen roll etc just felt strange in a property of this stature.
